General Description

The works involved demolitions of existing car showroom areas, construction of new wall and  roof, facades Brie Soile and full fit out of finishes including air conditioning though out. The building is home to over 200 HSE office staff working in both individual and open plan offices. The contract period of seven months was extremely tight and although this is a commercial building it is comparable to the Baldoyle site in that numerous trades and sub-contractors had to be supervised and co-ordinated to achieve the state of the art Grade A office building. Along with the 3,000m2 of offices this building was unique in that it also houses the back up computers for all the North East hospitals in a temperature controlled comms room. This room is almost like a large safe room with the building that included raised floors, fire suppressions systems, security controls and was extensive in its detail.


Management

HSE Head Office, Kells were managed by a foreman and site engineer and were complemented by sub-foreman and a service foreman. B & C Contractors operates ISO 9001 Quality Management System and only experienced sub-contractors were used and their works were monitored ongoing. A unique element of this project was the large quantity of 4.5m high fire proofed partitions with services penetrations and fire dampers through out. All services are signed off by the contractor and witnessed and signed of by B & C Contractors foreman prior to slabbing or any 2nd fixing. This large commercial building is within the centre of Kells and involved liaising with neighbours, town council etc as works progressed. This was done on both a formal and informal basis to keep relations good between all parties. Pavements were kept clean at all times, wheel wash for site debris etc and at all times if there were any issues B & C addressed them almost immediately.

Co-Ordination Mechanical and Electrical was ongoing by our foreman and sub-foreman. A tick sheet for every wall in each room was used to ensure all services were installed, in correct position and tested before any walls were closed up.

 

Funder / NAMA

Although this was not a funder / NAMA project, the HSE employed an independent QS and our In-house QS overseeing all costs and this took the project within budget. B & C Contractors liaise and agree costs with PQS ongoing on all project and would get repeat business from Design Teams that favour our ethos of working together and agreeing costs etc as the project proceeds.
