General Description

The project consisted of the construction of 32 industrial units with associated offices and service roadway.  The time scale for the project of just over 14 months necessitated all items to be programmed and schedules on key dates to achieve completion.  B & C undertook all site stripping, service roads, mains foul and surface attenuation, strip and pad foundations, floor preparations and laying, structural steel and cladding integrated windows and full office fit-out.

Adjoining Residential Area / Industrial Estate

The park is located in Dublin 11 adjacent to residential and industrial estate.  As per previous projects listed, environmental controls included dust screens, hoardings, sweeping roadways, wheel wash ongoing and liaising with adjacent property owners.

Management of High Risk Items / Quality

All high risk aspects of the project were initially highlighted in the Construction Safety Plan and the Construction Management Plan.  All high risk items had a risk assessment / method statement prepared and discussed at length by B & C Management to basically de-risk the activity as far as physically possible.  The three major high risk items addressed on this project included working nest to overhead cables, deep excavations and working at heights, all of which were successfully dealt with by B & C Contractors OHSAS procedures.  

Construction high risk / tolerance items on the projects included quality block-work and cladding finishes but perhaps the most specific and important to the client was a floor finish achieving SRI which is 3mm under a two metre straight edge.  This was achieved and confirmed by external surveying engineer by basically having a B& C engineer overseeing and controlling the levels on any square metre of concrete paved.  The continuous supervision coupled with B & C operatives floating and power-floating the floors ensured the tight tolerance that was achieved.

Mechanical and Electrical Co-Ordination

As per previous projects, a services foreman / engineer was specifically in charge of all Mechanical / Electrical and Service Contract installations.  All mechanical and electrical drawings were overlaid to highlight any potential clashes and such clashes were managed, co-ordinated to get a solution that worked.  All walls were signed off by B&C Contractors services supervisor prior to any walls being closed up.

Budget / Cost Control

This project was RIAI for a lump sum where quantities did not form part of the contract.
B & C Contractors successfully worked with the client and his quantity surveyor to bring the project in on budget and on time.
